The commercial Peel Group is distinguished here from its website operator and individual investment vehicles. The operator's 2025 accounts name Isle of Man-incorporated Tokenhouse Limited as ultimate parent, controlled by the Billown 1997 Settlement, with Peel L&P Group Limited as immediate parent. The 2026 Land accounts retain the Tokenhouse/Billown chain through their separate immediate parent, Peel Land Group Limited. Current operator PSC disclosures for John Whittaker, Christopher Eves and Sheila Greenwood overlap: the 75%-or-more shares/votes bands and trustee-control rights are not three personal equity stakes to add together. The 2025 strategic report describes businesses operating separately from the collective Peel L&P brand while retaining the same ultimate ownership. Peel Group Limited 03387733 is a dormant namesake, not the commercial enterprise's operating or ultimate-parent entity. Olayan involvement is historically established, but its current whole-group percentage has not been verified; the 2013 73.19% Billown / 26.81% Olayan disclosure is historical and no current 75:25 or 50.1:49.9 whole-group split is assumed. Minority investments, joint ventures, property ownership and operating contracts have different scopes. Venus Building in Manchester is the operator's registered address; that alone does not establish a headquarters or tax residence for the whole group or its Isle of Man parents. FTSE Russell's 15 October 2026 notice reports a Peel shareholding in excess of 75% and schedules Harworth's FTSE 250 removal for 20 October. This index change is distinct from stock-exchange delisting; exact current settled ownership, acquisition of 100% and completed listing cancellation remain unverified. Recent portfolio changes

Liverpool John Lennon Airport: Ancala's October 2025 completed-deal release confirms acquisition of Peel's entire 47.1% interest, taking Ancala to 94.2%; Liverpool City Council retains 5.8%. The exact legal closing day is not separately established. [22]

MediaCity: Landsec completed acquisition of Peel's residual 25% interest and related wholly owned studio/hotel operations and management rights on 30 October 2024. Historical Peel development involvement is not current equity ownership. [24]

APCL: Balaena acquired the operating group, including A&P, Cammell Laird and Neway, on 10 June 2026. Peel's portfolio gallery still lists APCL, but the completed acquisition supersedes that listing; transfer of every shipyard freehold has not been established. [23][2]

Trafford Centre: CPP Investments acquired ownership through CPPIB Credit following enforcement in December 2020. The centre is separate from the current Peel-related Trafford Palazzo destination and the wider TraffordCity place brand. [26][11]

Peel Cubico Renewables: Cubico's 14 January 2024 announcement confirms acquisition of Peel NRE's entire 50% joint-venture interest. The historical Peel name does not establish a retained Peel equity stake. [25]

Ardrossan Harbour: CMAL acquired harbour assets from Peel Ports on behalf of the Scottish Government on 18 March 2026. The asset transfer is distinct from ownership of shares in the old harbour company. [27]

Teesside International Airport: returned to public ownership in 2019; Peel Investments (DTVA) Limited ceased as registered controller on 15 February 2019. The exact current public-sector capital split is not reconciled here. [28][29]

Harworth: the offer became unconditional on 29 September 2026. At 1pm on 1 October, the 2 October announcement reported 66.47% held by BidCo/concert parties, 67.39% including valid acceptances and 69.72% including further agreed unsettled purchases. These separate bases do not establish the current settled percentage or 100% ownership. [14][15]

03 / The figures, with context

What does it report in UK tax?

Peel Group-wide UK cash corporation tax remains unverified. The website operator's standalone 2025 accounts report a £338,900 current-tax charge including group relief; this differs from its £282,860 total accounting tax charge and does not establish cash paid to HMRC. Holding-company incorporation or a policy statement does not establish a tax-payment amount.

Peel Group · whole-group UK cash reporting scope not reconciled
Annual reporting period not yet verified

A dated whole-group UK cash corporation-tax payment has not been established. The operator's 2025 cash-flow statement and note 19 do not separately disclose cash corporation tax; the Group Tax Strategy is policy only. Accounting charges and payments for group relief do not establish the commercial group's cash paid to HMRC. This gap does not mean no tax was paid. [4][30]

Period ending 31 Mar 2025

Standalone operator accounts, note 9 printed p27: £352,386 group tax relief less a £13,486 prior-period adjustment gives £338,900 current tax. This is an accounting charge, not cash corporation tax paid to HMRC or a whole-group amount. A separate deferred-tax credit of £56,040 reduces the total accounting tax charge to £282,860. [4][3]

These figures have different scopes. They should not be added together or used as a like-for-like tax ranking.
